1. Presentation of an employment letter (stating salary, position held, length of employment, status), accompanied by the most recent pay stub indicating the total earnings to date.
2. Credit assessment and a copy of Thibodeau report (tenant's expense).
3. Clause 9.2 of this PL applies (tenant's consent for payment history verification and provision of references from the previous landlord).
4. The lessees shall maintain a liability insurance of $2,000,000 for the entire duration of the lease. Proof of the insurance policy shall be provided at or before the signature of the lease.
5. The lessees shall provide a confirmation letter that Hydro-Québec has been changed to the lessee's responsibility. This confirmation will be provided at or before the signature of the lease.
6. The lessees shall not, and shall not permit anyone to use, grow, smoke, or vape tobacco, cannabis, or any other illegal substance in any indoor part of the premises, the common areas, or the property of which they form a part.
7. No Airbnb or similar short-term sublet. Any such activity will be considered a repudiatory breach of the lease.
8. NO PETS.
9. The lessees will also be responsible for paying any fees due to the loss of any keys.
10. The lessees are not allowed to sublease or transfer the lease without written permission from the landlord.
11. At the end of the rental term, the unit must be returned in the same condition as when rented, including all inclusions of the unit, as well as the general condition of the unit, except for normal wear and tear.
12. If at the end of the term the lease is not renewed, the tenant must honor all visit requests for prospective tenants, for which 24--48 hours' notice will be given.
13. Lessee(s) are to follow and abide by the condo by-laws imposed on all residents in this building. Lessees are responsible for their own fines if the syndicate fines them for not abiding by the syndicate by-laws, rules, and regulations.
