**17.** Notwithstanding clause 6.2 of the Promise to Purchase, the deadline to provide proof of unconditional mortgage financing is ten (10) days following acceptance of the said Promise to Purchase;

**18.** The Buyer undertakes to provide the Seller, within ten (10) days following acceptance of the said Promise to Purchase and/or counter-offer, with any document demonstrating that they have the necessary funds to cover the purchase price;

**19.** Notwithstanding clause 8.1 of the Promise to Purchase, the deadline for the inspection of the immovable is ten (10) days from the moment the Buyer is notified of the acceptance of their Promise to Purchase. If this inspection reveals the existence of a factor relating to the immovable that may significantly decrease its value or income, or increase its expenses, the Buyer must notify the Seller in writing and provide a copy of the inspection report within the above-mentioned time period. The Promise to Purchase shall be considered null and void upon receipt by the Seller of such notice accompanied by a copy of the inspection report. Should the Buyer fail to notify the Seller within the prescribed delay and in the manner set out above, they shall be deemed to have waived this right;

**20.** All inspection and/or expert evaluation costs, including but not limited to air quality, pyrite, asbestos, soil, building, water, or others, shall be borne by the Buyer;

**21.** In all cases, the Buyer shall be bound by their offer for a period of five (5) business days from the date the offer is sent to the Seller;

**22.** The signing of the deed of sale must take place within thirty (30) days of acceptance of the Promise to Purchase. This is a strict deadline. Any delay on the part of the Buyer may result, at the Seller's discretion, in the nullity of the Promise to Purchase or the imposition of a penalty. The Seller may grant an extension in writing;

**23.** If applicable, the signing of the deed of sale may be extended until the certificate confirming no appeal of the judgment authorizing the Seller to proceed with the sale is obtained;

**24.** All deadlines set out in this annex are strict and are deemed to have been stipulated exclusively for the benefit of the Seller.
