1. Employment Verification: A letter of employment (including salary, position, start
date, and employment status) along with the most recent pay stub showing
cumulative earnings to date.
2. Credit & Rental History Check: A full Equifax credit report submitted by the tenant.
3. Reference Check: Clause 9.2 of this Promise to Lease applies (tenant consents to
verifying payment history and provides references from previous landlords).
Upon Offer Acceptance (Next Steps):
4. Deposit: Tenant agrees to provide the initial payment via e-transfer to Remax Platine
in trust within 48 hours.
5. Insurance: Proof of civil liability insurance ($2M coverage) for the entire lease term.
6. Utility Transfer: Confirmation letter from Hydro-Québec confirming account transfer.
7. Move-In/Move-Out Rules & Fees: Tenant is responsible for adhering to all syndicate
