1) Tenant Insurance: The tenant must obtain and maintain liability insurance as well as coverage for material and bodily damages. The landlord's insurance does not cover the tenant's personal belongings. Proof of insurance must be provided before moving in.
2) Hydro-Québec Transfer: Proof of Hydro-Québec account transfer must be submitted at least three days before taking possession.
3)Subletting Prohibited: Any subletting or lease transfer without the landlord's written consent is strictly prohibited (articles 1870, 1871, and 1873 C.c.Q.). Short-term rentals (Airbnb, etc.) are also strictly forbidden.
4) No Modifications Without Authorization: The tenant is not allowed to paint, modify, or carry out any work on the apartment without prior written consent from the landlord.
5) No Smoking: Smoking tobacco or cannabis inside the unit is strictly prohibited, including for medical purposes.
6)Restoration of Premises: At the end of the lease, the apartment must be returned to its original condition (article 1890 C.c.Q.), except for normal wear and tear.
7)Rent must be paid on the 1st of each month for the entire duration of the lease.
8)No Subletting or Lease Transfer: The tenant is not authorized to sublet or transfer the lease in any way without the landlord's written approval (articles 1870, 1871, and 1873 C.c.Q.).
9)Occupancy Restrictions: Only the individuals listed on the lease are permitted to occupy the apartment.
10) The tenant must deliver the apartment in the same condition it was received in. Any damage caused directly by the tenant and the costs associated with the repair is the financial responsibility of the tenant.This includes delivery of accessories, such as the keys and the A/C remote control that came with the apartment.
