- Cost of minor repairs, up to $350.00, shall be borne by the Lessee. Over $350, the cost shall be borne by the Lessor, unless said damage is caused by Lessee's neglect or otherwise.
- The residence shall be returned in the state that it was prior to the leasing, minus normal wear and tear.
- No smoking (neither Tobacco nor Cannabis).
- House shall not be painted unless otherwise agreed to with Lessor.
- Prior to the signing of the lease, if required by the lessor, the Lessee shall provide references and a social insurance number for verification of credit, proof of employment.
- No sublets are permitted unless agreed by Lessor.
- No pets unless agreed to by Lessor.
- No additional residents are permitted other than the agreed number at the time of lease signing, unless agreed in writing by the Lessor.
- The Lessee shall provide the Lessor with proof of tenant insurance with two million dollar civil liability coverage prior to occupancy.
