The following conditions form an integral part of any Promise to Lease as well as any resulting Quebec residential lease. Final acceptance remains at the sole discretion of the LESSOR and is conditional upon their satisfaction with the documents and information provided.
Documents required with the Promise to Lease:
Credit check, preferably through Enquêtes Excellence. The cost of the credit check shall be borne by the LESSEE and is non-refundable.
Letter of employment and/or proof of financial capacity, for example savings, pension, or sale of a property.
Reference letter.
Signed acknowledgement of receipt of the building rules.
To be provided before occupancy, if the lease is accepted:
Proof of civil liability insurance with minimum coverage of $2,000,000, valid for the entire term of the lease.
Confirmation of the activation or transfer of the Hydro-Québec account in the name of the LESSEE.
First month's rent as well as the mandatory move-in fees, payable upon signing of the lease.
The LESSEE shall provide, at the time of signing the lease, a refundable security deposit of $250 required by the condominium syndicate for the move-in and move-out. This deposit shall be refunded at the end of the lease, after the departure of the LESSEE, provided that no damage has been caused to the common areas.
Other Conditions / Building Rules:
All LESSEES shall review the building rules and sign a copy at the time of signing the lease. The building rules shall form an integral part of this Promise to Lease as well as the lease to follow. The LESSEES agree to comply with them at all times.
The LESSEE is responsible for paying the mandatory move-out fees required by the syndicate.
Smoking of any kind, including tobacco, cannabis, or vaping, is strictly prohibited inside the unit and in the common areas.
The LESSEE must comply with all building rules at all times. Any fine, penalty, or fee imposed by the syndicate or by any other authority as a result of non-compliance with the rules shall be the sole responsibility of the LESSEE.
The cost of replacing any lost or damaged key, fob, remote control, or access device shall be borne by the LESSEE, including locksmith fees, lock changes, or reprogramming of access devices.
Short-term rentals, including Airbnb or any similar platform, are strictly prohibited.
Pets are not permitted.
Any painting, alteration, or modification to the unit requires the prior written consent of the LESSOR.
