In addition to Base Rent, the tenant (full-building occupancy) shall pay 100% of all building-related costs and charges, including but not limited to municipal and school taxes, water tax, building insurance, operating expenses (OpEx) such as maintenance, routine repairs, management, snow removal, garbage collection and service/maintenance contracts, as well as all utilities (power, gas, telecommunications) and the tenant's insurance (liability and contents); all payable as Additional Rent.
