Smart Eco-Neighbourhoods: So Much More Than Eco-Friendly Communities

As the energy transition becomes a central issue within society, the concept of smart eco-neighbourhoods (not to be confused with eco-friendly neighbourhoods!) is gaining traction.

But what does it really mean to live in an eco-neighbourhood? And how can this type of living environment transform our homes, transportation networks, and consumer habits? 

Eco-Neighbourhood or Eco-Friendly Neighbourhood?

Let’s begin by explaining the differences between an eco-friendly neighbourhood and a smart eco-neighbourhood.

An eco-friendly neighbourhood generally refers to an urban area where environmentally sustainable practices are actively adopted. It can be an existing neighbourhood that has undergone a greening process or a new residential development prioritizing sustainability.  

An eco-neighbourhood, for its part, is defined as an urban planning project designed from the outset to meet sustainable development criteria. Often, such projects must satisfy a set of standards and obtain certain certifications, all based on an approach that seeks to harmoniously integrate the needs of the environment, the economy, and society as a whole. These neighbourhoods typically feature the following characteristics:

  1. A cohesive town planning strategy with a focus on encouraging mixed-use spaces and buildings (residential, commercial, recreational)
  2. The use of green technologies, such as stormwater management systems and renewable energies
  3. Citizen input in the neighbourhood design and management process
  4. Highly energy-efficient buildings
  5. Sustainable mobility (bike paths, mass transit, electrical recharging stations)
  6. An emphasis on green spaces (parks, green roofs, urban farming)

 The goal: reducing urban areas’ environmental footprint while improving residents’ quality of life.

 

Technology in Service of the Environment

Homeowners or tenants living in eco-neighbourhoods can also typically take advantage of connective technology to optimize district management:

  • Smart power networks (to adjust energy consumption in real time)
  • Sensors to monitor air quality or detect water leaks
  • Smartphone apps which citizens can use to report issues or participate in local decision-making
  • Adaptive street lights that activate for pedestrians or vehicles (to reduce light pollution) or natural light

 

A Community-Based and Resilience-Oriented Lifestyle

Eco-neighbourhoods equally prioritize community needs and relationships. Being a resident of one involves more than living in an eco-friendly home; it means embracing a communal ethos. This outlook seeks to promote:

  • Communal spaces (community gardens, community kitchens, repair workshops)
  • Solidarity between neighbours
  • A circular economy and zero waste
  • Citizen committees active in making decisions regarding their living environments


Why the Growing Interest?

With rising energy costs, the climate crisis, and urban densification, smart eco-neighbourhoods are no longer considered far out or fringy: they represent a tangible and accessible vision for the future.

They offer homeowners, developers, city planners, and citizens:

  1. Stable and lasting real estate values
  2. A healthier and more pleasant living environment
  3. An opportunity to contribute directly to the green transition


Some Examples in Québec

This kind of neighbourhood now exists in many countries around the world, including Sweden, Denmark, and Singapore. However, there are few of them in this province at this time.

Nevertheless, some projects, such as the Technopôle Angus in Montréal, the Écopropriétés Habitus in Pointe-aux-Lièvres, or the Square Candiac in the Montérégie region, are in line with the eco-neighbourhood philosophy. They’re increasingly attracting families, professionals, and retirees in pursuit of a healthier lifestyle within a community where they can build stronger ties with both their neighbours and nature.
