What a charming bungalow in the heart of Rawdon. This bungalow has been in the family for many years and now it is time for another family to enjoy! The bungalow has had some great renovations over the years. Most notably there was an extension added to the left side of the house. This 260sg.ft. addition has really made the living area so much more spacious and airy. Full fenestration all around makes the current dining room vey bright. Due to its size, this addition really has a multi-purpose use. It's a dining room, office area and side entrance from driveway. It can also be split into 2 areas if needed. You can reconfigure this area into a separate bedroom and create a dinette area in the kitchen. The choice is yours! The kitchen has a lot of counter space and storage. The living room is right off the kitchen and it is super cozy and welcoming. The propane fireplace helps with the coziness during our cold Quebec winters. The little alcove is currently being used as an art center, but can be used as an office space or you can close it up to make a big closet. The bathroom is beautiful!! Newly renovated with walk-in shower, great vanity and beautiful tile work throughout. There is also space allocated for a washer and dryer, if you want to bring it upstairs. You all notice that there is another entrance at the living room. This is the original front door, and you can definitely use this again as your main entrance. Going down to the basement, you enter the den area that also houses the washer/dryer and the extra fridge. You also have an exit to the backyard. The 2 bedrooms are a good size and the primary bedroom has its own ensuite powder room. Very convenient :-)
Back upstairs and let's talk about the outdoor living spaces. You have two covered patios.. One patio has a great hot-tub which you can enjoy year round. The other covered patio area has comfy couches, dining area and a BBQ. So nice to have these two options. There is currently an above-ground pool on the premises, but it is non-functional and will be removed. The backyard offers a lot of room for planting a garden or simply to sit and enjoy the sunshine.
Rawdon is really a gem of a town; it has everything you need. Less than an hour from Montreal. Rawdon offers some great outdoor living and scenery. You are minutes away from Darwin Falls Park, a stunning waterfall and park. You can also enjoy skiing at Montcalm Ski Hill. Rawdon even has its own beach which is just a few minutes away on 8th Ave. Of course, there are plenty of ski-doo trails and so many lovely lakes for canoeing, kayaking or swimming.
One visit and you will be convinced that Rawdon is the place for you!
