Offer to purchase must be prepared using OACIQ forms. Upon acceptance, the buyer will sign a preliminary contract compliant with the GCR warranty plan directly with the builder. A 5% deposit is payable to the seller upon signing of the preliminary contract. The conditions for refund of the deposit are governed by the preliminary contract and the GCR warranty plan. The broker's remuneration is calculated on the final purchase price. No deposit is held by the broker.
Landscaping, unfinished basement (no paint or drywall joints), gutters, driveway asphalt or paving, and foundation parging are not included unless otherwise specified in the preliminary contract.
