Preconditions to the Lease

The lease is conditional upon the landlord's full satisfaction of the following:

1. Employment verification: An employment letter (including salary, position, start date, and employment status), accompanied by the most recent pay stub showing year-to-date earnings.

3. Reference verification: Clause 9.2 of this Promise to Lease applies (the tenant consents to verification of payment history and provides references from previous landlords).

After Acceptance of the Offer:

4. Deposit: The tenant agrees to make the initial payment by Interac e-Transfer payable to Remax Platine in trust within 48 hours.
5. Insurance: Proof of civil liability insurance with minimum coverage of $1,000,000 for the entire term of the lease.
6. Transfer of utilities: A confirmation letter from Hydro-Québec indicating the account transfer.
7. Rent payment: The tenant agrees to provide post-dated cheques for the entire term of the lease or to make Interac e-Transfers on the 1st of each month.
8. Lease documentation: Standard Quebec lease form accompanied by a consent form for email communications.

During the Lease:

9. No pets: No animals are permitted on the property.
10. Non-smoking: Smoking, vaping, or cultivating tobacco, cannabis, or any other illegal substance inside the unit, in common areas, or on the property is strictly prohibited.
11. No short-term rentals: Any subletting such as Airbnb or similar arrangements is strictly prohibited and considered a fundamental breach of the lease.
12. Keys and access fobs: The tenant is responsible for any costs related to lost keys.
13. No sublease or assignment: Subleasing or assignment of the lease is prohibited without the prior written consent of the landlord and the condominium association.

End of the Lease:

14. Condition of the premises: At the end of the lease, the unit must be returned in the same condition as at possession, including all included items, with floors and walls maintained in good condition.
