The Seller declares that the Property shall be sold without any express or implied warranty as to its condition, and that the legal warranty against latent defects, more specifically the provisions of articles 1726 et seq. of the Civil Code of Québec, shall not apply.

According to section 16 of the Regulation respecting brokerage operations, in force since June 10, 2022, buyers are recommended to be represented by a broker in a real estate transaction. The listing broker represents the seller; however, the broker may nevertheless conclude a transaction without the buyer being represented by another broker. In such a case, the listing broker shall provide the buyer, in an objective and fair manner, with information relevant to the transaction, notably with respect to the rights and obligations of all parties. In this case, the buyer shall sign a notice stating that they are not represented by a broker. However, in order to be represented by the real estate broker of their choice for the drafting of a promise to purchase, said broker must have been present for all visits to the property.
