THE FOLLOWING TERMS AND CONDITIONS MUST BE AN INTEGRAL PART OF ANY LEASE AGREEMENT

Before Letting: The lease is conditional upon receipt of the following documents, to the landlord's complete satisfaction:

1. Letter of employment (salary, position, seniority, status) and most recent pay stub showing total earnings to date.

2. Credit report (at the tenant's expense).

3. Section 9.2 of this agreement applies (tenant's consent to verification of payment history and provision of references from the previous landlord).

4. Proof of liability insurance ($2 million) for the entire lease term.

6. The tenant is responsible for complying with all rules and fees related to entry and exit required by the condominium association.

7. The prospective tenant must read and accept the condominium bylaws and will be responsible for paying any penalties arising from non-compliance with these bylaws and the declaration of co-ownership.

During the tenancy:

8. The tenant will pay the rent by electronic transfer no later than the 1st of the month.

9. No pets allowed.

10. The tenant must not consume, cultivate, smoke, or vape tobacco, cannabis, or any other illegal substance in the interior areas of the premises, the common areas, or on the property to which they belong, and must not allow anyone else to do so.

11. Short-term subletting, including through Airbnb, is prohibited and will be considered a breach of the lease. The tenant is not permitted to sublet or assign the lease without the written consent of the landlord and the building management.

End of Lease:

12. The tenant will also be responsible for any costs incurred due to the loss of the keys or access badge.

13. At the end of the lease, the property must be returned in the same condition as when it was moved in, including all fixtures and fittings and the condition of the flooring, except for normal wear and tear.

14. If the lease is not renewed, the tenant must be available for viewings by prospective new tenants, with 24 hours' notice. This obligation also applies to viewings by prospective buyers if the property is put up for sale during the lease term.
