Tenant Insurance Proof of civil liability insurance in the amount of $2,000,000 for the full lease term is required prior to occupancy.
Hydro-Québec Tenant must provide confirmation of Hydro-Québec account transfer prior to move-in.
Move-in / Move-out Rules Tenant agrees to comply with all syndicate procedures and to cover any applicable fees charged by the building.
Building By-Laws Tenant must read and agree to all building rules and regulations.
Lease Documents The lease will be prepared using the standard Québec lease form (English version if applicable), along with a consent to communicate by email.

Smoking / Vaping / Cannabis: Prohibited inside the unit. Growing cannabis/tobacco or any illegal substance is strictly prohibited.

Compliance / Fines: Tenant is responsible for any fines or charges resulting from failure to comply with the building by-laws, the declaration of co-ownership, or syndicate rules.
Keys / Fobs: Replacement will be at the tenant's expense.
Subletting / Assignment: Not permitted without prior written consent from the landlord and the syndicate (where applicable).
FINISH OF LEASE
Condition of the Unit At the end of the lease, the unit must be returned in the same condition as at move-in, including all inclusions, with floors and walls maintained in good condition.
Visits (If Not Renewed / If Listed for Sale) If the lease is not renewed, tenant agrees to allow visits with 48 hours' notice.
