The future CUS-903 zone allows buildings with 9 or more units as well as collective housing. There is no maximum prescribed size for the building. However, the building's placement will depend on compliance with regulations regarding setbacks, parking standards, green spaces, and other land-use requirements.

The building must have a mixed-use function. In other words, 40% of the ground floor must be occupied by a use other than residential.

Additionally, it would be possible to increase the maximum height to 8 stories--instead of the prescribed 6 stories--through incentive zoning. In this case, the construction project must be subject to an agreement with the City and include the following provision:

Any building with five or more units must include at least 10% affordable housing, which must be part of a government housing assistance program.
