- Any small repairs will be the responsibility of the tenant.

- Tenants must provide a deposit equivalent to one month rent that will be considered as a deposit to cover eventual damage caused by tenants or in case of non-payment. The deposit is payable at the lease signature and will be covering the last month rent.

- This lease is non-renewal, unless otherwise agreed by the parties. In the event that the owner wishes to take back the house (for any reason), he shall notify the tenant with a 6 months written notice and the tenant will have no right to refuse this request.

- The tenant recognize to be informed about their rights according to the Code civil du Québec and la Régie du logement and also agrees to the terms and conditions listed above.
